How we work
We resolve detail early — so construction runs more smoothly, builders have fewer questions, and you have fewer surprises. That means addressing orientation, documentation, buildability, and consultant coordination at the design stage, not discovering gaps during the build.
We don't hand your project off. We are involved from the first conversation through to completion — and whether you bring your own builder or we help you find one, our role is to make sure your home gets built the way it was designed.

How a project typically unfolds
Most residential projects move through these stages.
We can join at any point — but the earlier we're involved, the more we can do for you.
01. Initial consultation
Understanding your site, brief, budget, and goals. Free and no obligation.
04. Planning and Development Approval
For multi-residential and complex projects, managing the planning permit process — submissions, council liaison, VCAT if required. This stage runs in parallel with design development for development projects.
07. Contract Administration
Once construction begins, we manage your contract — approving progress claims, overseeing quality, coordinating consultants, and handling variations as they arise. When something changes on site, you have an advocate who understands both the design intent and the construction reality.
02. Concept Design
Exploring the possibilities — orientation, zoning, form, and spatial organisation. The stage where early decisions are made and design direction is set. The most important stage of any project.
05. Documentation and Building Permit
Producing comprehensive construction drawings and managing the building permit process. Clear, coordinated documentation that gives your builder everything they need.
08. Handover
Structured handover including final inspections, defect identification, and making sure every item is resolved before you receive the keys. You hand over with a clear record of what was built and how.
03. Design Development
Refining the design in detail — interiors, materials, joinery, and performance. Consultants are engaged and coordinated at this stage.
06. Tendering and Builder Selection
Preparing tender packages, managing quotes, and advising on builder selection — so you go into contract with confidence, not uncertainty.
09. After Construction
We remain available after handover — for defect period management, post-occupancy questions, and future project stages. The relationship doesn't end at practical completion.
